Environmental Due Diligence
Comprehensive Assessments for Informed Decisions
When acquiring, owning, or managing a property, understanding its environmental conditions is critical to mitigating risks and ensuring compliance. At NTH, we specialize in conducting thorough Environmental Site Assessments (ESAs) to identify potential contamination or conditions of concern. Our personalized approach ensures that the scope and depth of our investigations align with your specific needs and project goals.
Our Due Diligence services include:
-
Phase I ESAs
The NTH Environmental Site Assessment team performs a non-intrusive Phase I investigation to review environmental conditions at the site, buildings and surrounding properties. We review background information and government files, conduct a field reconnaissance of the site and nearby areas, interview current owners/operators, and prepare a comprehensive written report to summarize our investigation and provide information regarding recognized environmental conditions (RECs) at the property.
-
Phase II ESAs
NTH begins a Phase II ESA with the design of a work scope to investigate areas of concern identified during the Phase I ESA. We document our proposed sampling strategy, as well as quality assurance and site-specific Health and Safety plans. Phase II involves intrusive fieldwork to confirm the existence and severity of contamination, including the evaluation of contaminant movement from nearby sources. We conclude our Phase II investigation by preparing a report that describes the work performed and provides recommendations for further study or preparation of a remedial action plan, including cost estimates.

Baseline Environmental Assessments (BEAs)
NTH has been at the forefront in performing BEAs. Our clients have included municipalities; developers; industrial, commercial, and chemical firms; and attorneys. This critical service offers our clients a tool to limit or exempt liability for existing contamination at a facility they may acquire or operate in the future.
