Project Overview
NTH Consultants, Ltd. (NTH) was selected by Kojaian Management Corporation to conduct a series of Limited Property Condition Assessments (PCA) across multiple commercial and industrial properties in Michigan, including office buildings, warehouses, and manufacturing facilities. The selection was based on NTH’s extensive experience in conducting similar studies and their ability to provide comprehensive assessments aligned with industry standards. The primary objective of the project was to evaluate the current condition of the properties, identify potential deficiencies, and provide recommendations for repairs or upgrades. This information was critical for the owner’s decision-making process regarding property management, potential sales, or redevelopment opportunities.
Project Scope
NTH’s role in this project involved conducting thorough evaluations of structural systems, roofing, facades, interior finishes, pavements, and site features at each property. Key properties included:
- A 928,000 sq. ft. manufacturing facility in Grand Rapids requiring documentation of its existing mechanical, electrical, and plumbing (MEP) systems.
- A three-story, 75,862 sq. ft. office building in Troy with a focus on pavement, structural integrity, and interior construction.
- A 165,000 sq. ft. office building in Farmington Hills with landscape features and parking lot assessments.
- A pair of high-bay industrial buildings in Van Buren Township, totaling 687,856 sq. ft. across 45 acres, including truck bay evaluations.
- The iconic 25-story office building at 755 W. Big Beaver, encompassing 540,000 sq. ft. with a parking deck and landscaped areas.
For each property, NTH performed a site visit to document visible conditions and identify any serious deficiencies. Roofs were assessed visually and with drone technology, structural components were inspected for signs of deterioration, and pavement/site features were reviewed for defects. Additionally, NTH documented the existing MEP systems and contacted local authorities for open permits or code violations. The deliverables included detailed reports with repair recommendations, a five-year maintenance plan, and cost estimates.
By leveraging NTH’s technical expertise, the client gained actionable insights into each property’s condition, enabling informed decisions about repairs, budgeting, and long-term planning.
